These Terms of Service ("Terms") govern your application for, and residency at, a HomeTailor property, as well as your use of all associated services. By applying for a licence or using our Services, you agree to be bound by these Terms, your Licence Agreement, and the House Rules.
"HomeTailor," "we," "us": Refers to the Licensor, HomeTailor or its associated companies.
"Resident," "Licensee," "you": Refers to the occupant of a HomeTailor property under a Licence Agreement.
"Licence Agreement": The formal contract that permits you to occupy a HomeTailor property.
"Property": The specific suite you occupy.
"Booking Holding Fee": A fee paid to reserve a Property pending referencing and contract.
"Booking Down Payment": A sum held as security for the performance of your obligations under the Licence Agreement.
2.1. Property and Common Parts
You must keep the Property clean, tidy, and clear of rubbish.
You must not make any alterations or additions to the Property.
You are prohibited from bringing, storing, or charging e-bikes, e-scooters, or similar battery-powered devices within the Property or Building.
You are responsible for replacing light bulbs and batteries in items such as smoke alarms during the Licence period.
You must repair or replace any items belonging to the Licensor that are damaged, lost, or broken, except for fair wear and tear.
At the end of the Licence, the Property must be returned in a professionally cleaned condition, to the same standard as recorded at check-in. If this standard is not met, HomeTailor will arrange for cleaning and the cost will be payable by you.
2.2. Conduct and Guests
You must not use the Property for any illegal or immoral purpose, or in a way that causes a nuisance or annoyance to others.
Smoking, including the use of e-cigarettes and vaping devices, is strictly forbidden inside any part of the Property or Building, including private balconies. A breach may make you liable for specialist cleaning and redecoration costs.
Animals are not permitted, except for legally recognised assistance dogs.
Residents may bring up to three guests at a time into the amenity spaces.
You are responsible for your guests’ conduct and must ensure they follow all House Rules. You are also responsible for any of their unpaid bills.
Children are permitted as guests but must be supervised at all times and are not permitted in amenity spaces after 7 pm.
The Licence Fee and any other regular payments must be made by standing order.
Interest will be charged on overdue Licence Fee payments at a rate of 4% per annum above the Bank of England's base rate.
You are responsible for registering for and paying Council Tax directly to the Local Authority.
You must sign a Direct Debit Mandate with our third-party billing company, Homebox, for the payment of utilities.
A charge of £15.00 will be applied for a replacement room key. If you lock yourself out, a reasonable charge may be made for providing access.
A complimentary basic monthly housekeeping service is included in your Licence Fee.
WiFi service is included in the Licence Fee.
Use of the gym is at your own risk. You must complete a safety induction and health commitment statement before using the gym facilities. Guests are not permitted in the gym.
HomeTailor may close amenities for private events or maintenance.
All personal post and packages are sent to the Property at the Resident's own risk.
HomeTailor may end the Licence Agreement by giving you a minimum of 14 days' notice.
You may end the Licence Agreement by giving a minimum of 30 days' written notice, which cannot expire before the end of your fixed Licence Period.
Requests for early termination are at HomeTailor's sole discretion. If agreed, you will be required to pay the reasonable costs of re-occupying the property.
The Booking Down Payment will be returned after the Licence ends, less any deductions for overdue payments or losses caused by a breach of your obligations.
HomeTailor is not liable for damage to your personal belongings or for any losses arising from your use of the Property, except in cases of death or personal injury caused by our negligence.
HomeTailor reserves the right to require you to move to a comparable alternative accommodation within the Building by giving at least 14 days' written notice.
The Property does not qualify for a local authority resident parking permit.

Booking Holding Fee Terms & Conditions
This document outlines the Terms and Conditions for the payment of the Booking Holding Fee to HomeTailor ("the Licensor"). The purpose of this fee is to reserve a property pending the completion of a Licence Agreement and satisfactory eligibility checks.
When the Booking Holding Fee Will Be Retained by the Licensor The Booking Holding Fee is non-refundable and will be retained by the Licensor if the prospective Licensee:
Withdraws from the proposed Licence Agreement.
Fails to take all reasonable steps required to enter into the Licence Agreement by an agreed deadline.
Fails a statutory Right to Rent check.
Provides information that is materially false, misleading, or deliberately incomplete in connection with their application, which impacts the Licensor's decision to grant the Licence.
When the Booking Holding Fee Will Be Refunded to the Licensee The Booking Holding Fee shall be refunded in full to the Licensee within 7 days if:
The Licensor decides not to proceed with the Licence for reasons other than those outlined above.
The Licensor and the prospective Licensee mutually agree in writing not to proceed with the Licence before it is executed.
Successful Applications If the Licence Agreement proceeds, the Booking Holding Fee will be credited towards the first payment of the Licence Fee due.
